The Process
There are several stages to arranging your mortgage.
Initially, one of our experienced Consultants will discuss your individual requirements and will agree on the best mortgage to suit your needs. Remember, we are completely independent and have access to the entire market in order to make this recommendation.
Aside from rates, one of our greatest assets is that we have direct access to underwriters and can get cases agreed which traditionally fall outside criteria, again making better terms available for our clients.
Once you have accepted our recommendation, an application is submitted to the lender. This is typically done by way of an Agreement in Principle before progressing to full application. After the application has been successfully submitted your file will be handed over to one of our Case Managers, who will work alongside your Consultant and administer your application until completion. Your Case Manager will keep you up to date on the application progress and will liaise with the lender and all involved parties - estate agent, surveyor, employer, accountant, solicitor etc. They will advise you immediately if any further information/documentation is requested by the lender or any other party.
We aim to have the mortgage offer produced as soon as possible, although the actual time this takes can vary depending on individual circumstance. We will let you know as soon as your offer has been issued and the reasons for any delays if they occur.
Once the mortgage offer has been produced, completion is in the hands of the acting solicitor. We will, however, continue to liaise with them in case we can be of any further assistance.
If you are purchasing a property, your solicitor will ensure all the relevant searches are completed, request the completion of all relevant paperwork, organise the exchange of contracts and set up a completion date for the transfer of funds.
If you are remortgaging, quite often a lender will offer a ‘free-legal’ service, and will instruct their own solicitors to act for you. This acting firm will send you a document pack for completion (this will include a Mortgage Deed, and remortgage questionnaire), request a redemption statement from your current lender, and set a completion date for the transfer of funds, taking into account any early repayment penalties you may have.
